A Property Seller’S Glance At The Spring Budget

Posted on: 2 April 2025

Spring Budget boosts housing supply, demand, and confidence for UK sellers.

The UK’s Spring Budget 2025 has introduced several measures that could benefit the property market, particularly for sellers looking to make the most of shifting market conditions. While some industry experts argue more support is needed, there are clear positives that could help drive activity and confidence in the sector.

Affordable Housing Investment
The government’s commitment of £2 billion towards affordable housing aims to deliver 18,000 new affordable and social homes. While this primarily benefits first-time buyers and renters, sellers in the broader property market could also see advantages. Increased housing supply often brings more movement within the market, encouraging those in starter homes to move up the ladder, creating demand for mid-range and higher-value properties. This could lead to a stronger chain of transactions, benefiting sellers at all levels.

Planning Reforms to Speed Up Development
The push to accelerate housing developments, with a revised goal of 1.3 million new homes by 2030, is a positive step for the market. For sellers, this means increased confidence in housing availability, potentially reducing buyer hesitation due to supply concerns. More development also leads to improved local infrastructure and amenities, which can enhance property values and make homes more attractive to prospective buyers.

Continued Housing Demand Despite Stamp Duty Changes
While changes to Stamp Duty Land Tax (SDLT) might create short-term market shifts, they could also stabilise house prices. Sellers in areas with high demand may benefit from increased competition among buyers keen to secure property before prices rise. Additionally, investors may seek to purchase homes before tax adjustments take full effect, driving demand in certain areas.
